Wickenburg Subdivisions

Unlike many of the subdivisions in Phoenix and the surrounding metropolis, Wickenburg's subdivisions are unique and the majority of them are on larger lots (.5 acre or larger).  Because of the terrain and restrictions placed on developers from the Town Planning & Zoning Committee, the subdivisions fit in to the Western, Small Town Atmosphere of Wickenburg.  And the town has traditionally been against High Density Growth.  Here is a list of some of the subdivisions with a brief discription of each one:

Vista Royale
Located approx. 6 miles Northwest of Wickenburg in Yavapai County.  This is an exclusive Master Planned residential development on 545 acres.  Parcels range in size from 2-6 acres with some parcels designated as Horse Property and some as None Horse Property.  This is one of the few Wickenburg Subdivisions that is not within the Town of Wickenburg's Limits.  Although it is governed by recorded CC&R's, there is no Homeowners Association.  To view the Community Website:
Monte Vista Ranch
This is one of the few gated community in Wickenburg.  It is a 300 acre development  with parcels ranging from 2-7 acres and it is located North of downtown Wickenburg on Hwy 93.
Listening Hills
Located approx. 4-5 miles west of downtown Wickenburg on Hwy 60.  It is composed of 231 lots on 520 acres.  Phase 1 opening up with 41 lots and approx. 14 lots have been sold.
Wickenburg Ranch
New Resort including a Golf Course.  This development is located North of Wickenburg approx 5 miles from downtown Wickenburg. The Golf Course has not been opened, and the development has currently been put on hold.
Saddle Ridge West
The Saddle Ridge West Subdivision is located approximately 1.5 miles West of Wickenburg off of Hwy 60.  This subdivision has 3 phases.  Phase one with 67 - One to Two acre lots was developed in 1997.  Phases two and three were opened up in 2002 with an additional 64 lots bringing the total number of lots in the subdivision to 131.  This is a Non Horse Property Subdivision with paved roads, and it is located within 1.5 miles from the Wickenburg Airport and close to Sunset Park.  Although it is governed by recorded CC&R's there is no HOA.
Three Crosses
Three Crosses is a recorded development that was started in 2002.  It has approximately 63 lots ranging in size from .5  to 1.75 acres.   It is located just East of the Saddle Ridge West subdivision off of Hwy 60.
Country Club Estates
This is a new gated subdivision.  It is in the first phase of the development.  With plans for approx. 117 lots from .5  to 1.5 acres.  Several of the lots are on the Golf Course. 
Nine Iron Ranch
The Nine Iron Ranch Subdivision is located across from Vista Royal.  It is composed of approx. 32 parcels with a mininum lot size of 4 acres.  There are no CC&R's and no HOA.  The main road off of Hwy 93 is paved, but not all of the roads are paved.
