In addition to foreclosures, the Real Estate Market in Wickenburg and the surrounding areas is seeing an increase of “Short Sales”. Short Sales are when the Seller has to sell their home for less than what is owed on it. This often leaves a deficiency balance, which the Seller may or may not be responsible for.
Short Sales are becoming more common as Lenders are realizing that there is less of a loss in a short sale than in a foreclosure. Often a “Short Sale” home is in much better condition than a foreclosed home because frequently the Seller continues to live in and maintain the home during the short sale process. A “Short Sale” is often a better option for the seller as it may not do as much damage to the Seller’s overall credit as a foreclosure does.
