Congress AZ Real Estate

 
Congress, AZ is a small retirement town located North of Wickenburg near the Junction of Hwy 71 and Hwy 89.  The population as of 2007 was roughly 2,155 people.  It is a slightly higher elevation than Wickenburg and Phoenix (3015 feet) and tucked up next to the WeaverMountains.  This allows for cooler temperatures and during the monsoon season more frequent afternoon thundershowers.  Although there is very little commercial activity here, there is just enough to make life comfortable.  There is an Elementary School, a Post Office, a Gas Station/Convenience Store, a Restaurant, a small Grocery Store and a Family Dollar Store.
 
As far as real estate goes, Congress, AZ has been following the trend of the rest of the country.  In 2006 there were approximately 61 homes sold of those 41 were manufactured homes.  The average sold price per square foot was $130.  In 2009 there were approx. 28 homes sold, of those 16 were manufactured homes.  The average sold price per square foot was $105.  So far in 2010 (8/23/10) there have been a total of 14 homes sold, of those 9 were manufactured homes.  The average sold price per square foot in 2010 so far has been $99.
 
So despite lower interest rates, the number of Buyers for Real Estate in Congress, AZ has declined.  This could be attributed to a number of things but the major one being difficulties in getting financing especially for manufactured homes.  The other factor attributing to the financing difficulties would be the fact that there are so few sales, which makes it difficult for appraisers to find comparable properties.
 
In spite of the decline in the Real Estate Values and economic conditions in general, Congress, AZ is not yet a ghost town.  The people who move here enjoy the quiet, small town atmosphere, and the views from the majestic WeaverMountains.  It is becoming more of a retirement destination, as there is not a lot of commercial industry here, and housing prices traditionally have been lower than Wickenburg.
 
Currently there are 50 Active Homes for Sale in Congress, AZ.  They range in price from $60,000 to $3,650,000.   Of those 50, 27 are manufactured homes.
